01. Our Company Story & Experience
The Residential Engineer was founded by David Vics, a career engineer with real-world building and construction experience. After designing jet engines and power plant systems, David transitioned into home building and eventually into residential structural engineering. Today, he provides architectural drafting, structural analysis, and PE-stamped documents with a focus on accuracy, great communication, and fast turnaround times.

Do I need a structural engineer?
Yes — anytime you’re removing a wall, adding onto your home, noticing structural issues, or need drawings for a remodel or permit, a structural engineer ensures the work is safe, code-compliant, and approved by your local building department.
How fast can I get an inspection or consultation?
Inspection schedules are tight so scheduling is done within 1 – 3 days, sometimes same day. Inspections are limited to the greater Columbus Ohio service area which range from Marysville to Pataskala, and Delaware to Grove City. Outside- the-service-area inspections can be performed for a surcharge if the need is urgent.
Most drafting clients are scheduled within 1–2 weeks, depending on location and project type. This is significantly faster than architect availability, which can take 2–6 months.
Can I remove this wall in my home?
Yes — in most cases you can. We determine whether the wall is load-bearing, design the correct beam to replace it, and provide the drawings or engineering letter you need for safe construction and permitting.
How much do structural inspections cost?
Most inspections range from $450–$650, depending on the size of your home and the complexity of the issue. You’ll receive a clear explanation and, if needed, a PE-stamped letter or report. And most importantly you get free follow up with construction professionals to ensure the remediation is done properly.

Drafting and engineering plan packages typically range from $1,200–$2,500 for smaller projects, and more for additions or full home designs. Every drawing set is created to meet permitting requirements. Bespoke architectural prints usually cost half what an architectural firm will charge.
